Apache Junction Mobile Home Leveling is a locally operated service that connects owners of manufactured homes, mobile homes, and park models across the East Valley with licensed, insured Arizona manufactured home installers for leveling, pier and pad repair, tie-downs, belly and skirting work, pre-sale inspections, and full transport and setup. How a job works
You tell us what you are seeing. A door that sticks, a slope in the hallway, a seam opening on a doublewide, skirting buckling on one side, or nothing at all and you just want to know before you head north in April. Home size, park or address, and when you are around.
A crew shoots the piers. Skirting access panels off, crew under the home end to end, every pier read with a water level off a datum pier. Pads, caps, and shims checked by hand, belly and anchor straps inspected, drainage along the pier lines noted. That survey is free.
You get a written number at the home. Pier by pier, from the readings, at the published rates. What needs doing now, what can wait, and what it costs either way. No callback loop, no phone guess, no surprise once the jacks are set.
The work is done in a day. For nearly every relevel, park model through doublewide. The frame comes up on cribbing in small increments, low piers are rebuilt with paired hardwood shims inside the federal allowance, the frame is re-shot to verify, and the straps are re-tensioned. Piers that need full rebuilds are priced per pier before, not after.
What we will not do
We will not invent a number over the phone. We will not tell you a relevel on this ground is permanent; it is a long interval, not a lifetime, and the survey report tells you what would stretch it. We will not stack shims past what 24 CFR 3285 allows to save the cost of a pier rebuild, because that is the work we spend half our time correcting under the older parks along Apache Trail. And we will not send anyone under your home who is not a licensed, insured Arizona installer.
Licensed, by law
Arizona licenses this trade through the Department of Housing’s Office of Manufactured Housing. State law defines installation to include placing a home on its foundation system or repairing it and providing or repairing its ground anchoring, and it makes engaging in that business without an installer license an unlawful act. All work arranged through us is performed by licensed, insured Arizona manufactured home installers, and any plumbing, electrical, or HVAC connection on a setup is done by the licensed trade. You are welcome to verify a crew’s license before they arrive; the Department keeps a public search. We never publish license numbers on this site because the crews are the licensees, not the website.
The calendar here
This is a snowbird town, and the work follows the season. October and November are the sticking-door months, when owners return to homes that sat through the monsoon alone. January through April is inspection season, when park models and mobile homes change hands in the resorts and buyers want the level, support, and tie-down answer in writing. May, before the first outflow storm, is the honest time for an anchor check. We say that plainly rather than pretending every month is an emergency, and we schedule accordingly: same-week level checks in normal weeks, priority when a fall return has a whole park’s doors sticking at once, and grouped visits for Queen Valley and Florence at the far end of the area.
