Mobile Home Skirting Repair in Apache Junction

Skirting repair replaces the damaged panels, vents, and access doors that close in the space under a manufactured home. In the East Valley the damage comes from three directions: monsoon outflow winds that rip panels out of their tracks, years of sun that turn vinyl brittle, and settling that drops the home’s rim onto skirting that was never meant to carry it. Repairs run $200 to $800; a full vinyl replacement runs $900 to $2,500 by perimeter length, across Apache Junction, Gold Canyon, east Mesa, and the rest of the service area.

What skirting is for here

Skirting closes the crawl space and does four jobs under a desert home:

• Keeps animals out. Pack rats, rabbits, javelina looking for shade. An open crawl space is an invitation, and the belly pays for it.
• Keeps wind out. Monsoon wind under a home pushes up on the floor and the belly and works the insulation loose. Closed skirting with proper venting relieves that.
• Shades the crawl space. Ground under an open home bakes. Under skirting it stays cooler, and so does the floor above it.
• Meets the rules. Pinal County’s manufactured home inspection bulletin says it in one line: the county requires skirting on all manufactured homes and park models. It is inspection item 89 on the county’s list. Apache Junction’s building code defines skirting as an accessory structure to a manufactured or mobile home, installed under the same state rules as the home. Parks and resorts require it in their leases. Resort and park leases commonly specify that skirting be kept complete and in good repair, and some specify the material and color, so the survey notes what your park requires before any material is ordered.

Why it fails

Wind. The National Weather Service defines the monsoon as June 15 through September 30 and issues severe thunderstorm warnings at 60 mph. On August 19, 2026, a single outflow boundary produced 55 to 65 mph gusts across the metro. Vinyl skirting is a sail. A panel that has lost a clip or a bottom track gets peeled out in the first good gust, and the panels next to it follow.

Sun. Vinyl and the plastic in vents and access doors are UV-degraded a little every day. The July normal high at the Apache Junction 5 NE station is 105.2 degrees, and the south and west faces of a home in a resort with no shade trees get the full dose. Old panels go chalky, then brittle, then crack at the fasteners.

Settling. Skirting is cut to the home’s set height. When piers drop, the rim of the home comes down onto the top track and the panels bow outward, buckle, or pop loose. This is the one to pay attention to, because it is not a skirting problem. It is a leveling problem announcing itself from outside. Skirting deforming on one side of the home is a map of which piers moved.

Water. Monsoon runoff across an ungraded lot undercuts the bottom track, washes the ground out from under the panels, and leaves them hanging.

People. Panels pulled for a plumbing or HVAC access and never put back right, access doors that no longer latch, vents kicked in.

What a repair includes

The survey walks the whole perimeter and notes every panel, vent, and door. Repair work then covers:

• Replacing torn, cracked, or missing panels in a matching profile and color, or the closest available on discontinued lines.
• Resetting bottom track that has washed out or pulled loose, re-anchored on solid ground.
• Replacing top track or J-channel where the rim has crushed it.
• New vents where the old ones are broken, and adding vents where the run is short of them.
• Access doors that open, close, and latch, positioned where the water heater, plumbing, and crawl access actually are.
• Sealing gaps at the ground line against rodents.

If the walk shows the home has dropped onto the skirting, the recommendation is to level first, then skirt. New panels cut to a home that is still sinking will buckle again.

Full replacement

When more than about a third of the panels are gone or brittle, or the track is failed all the way around, replacement costs less over the next five years than repairing it a storm at a time. A full job includes new top and bottom track, vented panels at the spacing the crawl space needs for ventilation, access doors, and corner and rim trim, cut to the home’s height after it has been leveled.

Product choice matters here more than in mild climates. A heavier UV-rated vinyl on the exposed faces, or a rigid foam-backed or fiber-cement panel for a home that has lost vinyl twice, costs more up front and is still the cheaper decision on a south-facing lot in Gold Canyon.

Ventilation and the crawl space

Skirting that seals the crawl space completely is a mistake on this ground. After a monsoon storm, water under the home has to dry out, and after a long summer the crawl space needs to breathe. The repair includes enough vents for cross-ventilation, kept clear of ground line and landscaping. That keeps the belly and the pier caps dry and stretches the interval between relevels.
