Mobile Home Leveling Prices in Apache Junction
A mobile home relevel in Apache Junction costs $450 to $800 for a singlewide or park model and $750 to $1,400 for a doublewide, including the water-level pier survey, the lift on cribbing, new hardwood shims, whole-frame verification, and a strap re-tension. What moves the number inside the range:
- How far the home has dropped. A quarter inch across the frame is a quick reshim. Two inches at one end with a marriage line open is a long day.
- How many piers need rebuilding. Federal installation standards at 24 CFR 3285.304 allow one inch of paired hardwood shims plus a 2-inch plate between the pier cap and the beam. Any pier that cannot reach the beam inside that allowance is rebuilt, not stacked, and rebuilds are priced per pier below.
- Access. Low clearance under an old park unit, an Arizona room built over the pier line, storage packed under the home, or a crawl space full of monsoon mud all slow the work.
- Piers on a slope. Gold Canyon and mountain-front lots have downhill piers 36 inches and taller, which must be double-stacked and interlocked. More blocks, more time.

Arizona is HUD Wind Zone I, which allows wider anchor spacing than a coastal home gets, but the state requires every mobile and manufactured home to be anchored with an approved system, and every anchor has to carry a 3,150-pound working load. A written level, support, anchoring, belly, and skirting report with a priced list of findings. It is what parks, buyers, sellers, and many lenders ask for, and the fee comes off any work you have done. Setup is the one service we do not publish a single number for, because the number is made of variables: distance and route, pad prep on hardpan or fill, anchor count, whether the destination is in a FEMA flood zone and needs an engineered plan approved by the Arizona Department of Housing, what is attached to the home, and what utilities exist at the new site. How the quote works
- Free survey. Skirting access panels off, every pier shot with a water level, pads and caps and shims checked by hand, straps and belly inspected, drainage noted.
- Written price at the home. From the readings, at these rates, the same day. Pier by pier where piers need work.
- Now versus later. The report separates what needs doing this season from what can honestly wait, so you can budget instead of guess.
- The work. Scheduled at your convenience, nearly always done in a day, with a final frame reading you can see.
The number does not change once the jacks are set. If a pier turns out worse than it looked from outside, you hear it and approve it before it is rebuilt.
What deferral costs
A relevel caught at the sticking-door stage is a few hundred dollars and a morning. The same home left through several monsoon seasons is a relevel plus pier rebuilds, often an anchor install because the straps were slack for years, and sometimes subfloor work under a belly nobody looked at. On this ground the interval between relevels is long, which makes the math simple: the free check costs nothing and the early fix is the cheap one.
Seasonal scheduling
October and November, when owners return to homes that sat through the summer, are the busiest weeks for relevels. January through April is inspection season in the resorts. May is the sensible month for an anchor check before the first outflow storm. Gold Canyon and east Mesa schedule same-week in normal seasons; San Tan Valley, Queen Valley, and Florence visits are grouped and usually land within the week.
