Does My Mobile Home Need Releveling?
Twelve things that show up when a manufactured home has settled. Every one is visible from inside the home or on a walk around the outside, and none needs a tool you do not own. Tick what is true and the checker tells you where your home sits, including telling you that nothing is wrong if nothing is wrong.
The two tests worth doing first
The marble test. Set a marble on the floor in three different rooms and watch it. Consistent direction in every room means the frame is low on that side. One room behaving differently points at a soft spot rather than a whole-home tilt.
The door test. Open every interior door halfway and let go. Doors that swing open or closed on their own are telling you the frame has racked, and doors that drag on the jamb are telling you the same thing more emphatically.
Why this matters on Pinal County ground
The desert alluvium around Apache Junction is dense, dry, and often lime-cemented, and it bears a pier well. It still moves: old park lots that were never graded let monsoon water sit on the pads, sandy fan soils and wash-edge alluvium migrate under runoff, clay-loam subsoils swell and shrink, and summer heat dries and shrinks the hardwood shims.
That is not a defect in the home. It is the reason a well-set home here goes a long time between relevels, and a home on an ungraded lot or near a wash goes out of level sooner.
The damage also lags the cause. A monsoon burst puts water on the pads in July or August, and the doors are found sticking weeks or months later, often when a winter resident comes back in the fall. People blame whatever happened that week rather than the storm season before.
What the checker will not do
It will not tell you that you need us if you do not. The lowest band on the scale says exactly that, and a meaningful share of the people who run it land there.
What it also cannot see is the crawl. Crushed pads, a pier carrying nothing, standing water, or a torn belly are all found from underneath, which is what the free level check is for: about half an hour, pier-by-pier readings, and a written price, whether or not you book.
If you score high
Two other free things worth doing:
The cost calculator prices a relevel from the published table so you know the budget before anyone visits.
The tie-downs and anchors service works out roughly how many anchors and straps your home should have, which is worth knowing separately because settling and anchoring are different problems that often arrive together.
Free checks can be requested in Apache Junction, Gold Canyon, Queen Valley, San Tan Valley, Florence, and Mesa.
Does my home actually need releveling?
Tick what is true in your home. Everything here is visible from inside or from a walk around the outside, and nothing needs a tool you do not own.
A self-check narrows things down, it does not replace a water level under the home. The check itself is free and takes about half an hour in Apache Junction.
Frequently Asked Questions
One door sticks and nothing else. Do I need you?
Most likely not yet. A single sticking door can be a hinge, a wooden jamb that swelled with a change in seasonal humidity, or a strike plate that needs moving a sixteenth of an inch. It becomes a settling sign when it appears alongside other things on the list, or when the same door gets worse after every monsoon season.
How often should a mobile home be releveled in Pinal County?
Less often than on wet ground back east, because desert alluvium is dense, dry, and often lime-cemented, but it still recurs. Homes on ungraded park lots, on sandy ground near a wash, or on the clay-loam subsoils mapped across the valley move sooner; monsoon runoff and summer heat on the shims do the work. A free check every few years and after a hard storm season is the honest schedule.
Is the level check really free?
Yes, including the pier-by-pier readings and the written price, whether or not you book anything. It takes about half an hour. We would rather spend that half hour telling you the home is fine than get known for finding an expensive problem under every home in the resort.
