Mobile Home Leveling Cost Calculator

Answer six questions and this gives you about the range a fair installer would give over the phone, built from the prices on the pricing page rather than from a lead form. You do not hand over an email, and the range changes as you pick each answer.

What actually moves a Pinal County quote

Home size. A singlewide sits on fewer piers than a doublewide, and a doublewide also has the marriage line, which is the seam down the middle where the two halves meet and the place a settled home shows it first.

How far out of level it has gone. If the drop is a quarter inch across ten feet, shims usually fix it. When one corner has sunk two inches, the piers and pads under it, and sometimes the plumbing, have generally gone down too.

Pier condition. The single biggest swing. Where monsoon water sits on a pad or runoff moves the ground beside it, a pad can press into the ground, a block can crack, and a pier can end up carrying nothing at all. Resetting a pier is $75–$150; rebuilding one with new blocks, cap, and pad is $150–$400. A home needing eight is not the same job as a home needing none.

Access underneath. Time goes up when the skirting must be pulled and rehung, the crawl is low, water is standing, or the belly has to be cut open. A crew that has to work on its back in a low crawl space is slower than one that can move.

What else is found. We often turn up a ripped vapor barrier, slack or rusted anchors, or soft subfloor above a pier that quit. Each gets its own line on the written price, and you see all of it before we start.

Why East Valley homes settle

Apache Junction sits on desert alluvium with caliche layers, and that changes pier behaviour in a way uniform soil does not. Caliche is a hard cemented layer, and where a pad bears on it the pier can be very stable; where a pad bears on the looser material above or beside it, it settles into that instead. The result on a single home can be piers that have barely moved next to piers that have dropped noticeably, which produces the twisting and racking that shows up as sticking doors.

The other local driver is water, and out here that means either monsoon runoff or irrigation. Ground that is dry for nine months and then takes a monsoon downpour, or a park lot that gets flood or drip irrigation against the home, behaves very differently under a pier load than steady moisture does.

A well-set home on this ground goes a long time between relevels. Homes on ungraded park lots, on sandy ground near a wash, or on clay-loam subsoils move sooner, and a free check every few years and after a hard storm season is the honest schedule.

Before you book anything

Start with the settling self-check. It walks through twelve signs you can spot from indoors, and if your home is fine it says so. The tie-downs and anchors service does the same for anchoring.

Then take the free level check. Plan on roughly half an hour; you get the readings for every pier and a written price, free, book or not.

The same ranges apply in Apache Junction, Gold Canyon, Queen Valley, San Tan Valley, Florence, and Mesa.

What will my relevel cost?

Six questions. You get a ballpark range before anyone visits; the level check on site turns it into a real number.

Frequently Asked Questions

Where do these numbers come from?

The published table on the pricing page: $450–$800 for a singlewide relevel, $750–$1,400 for a doublewide, $75–$150 per pier to reset and $150–$400 per pier to rebuild. On top of those, it weighs what really shifts a quote here: singlewide or doublewide, how far the home has dropped, how many piers need work, and how hard it is to get underneath.

How accurate is it?

Close enough to plan a budget around, though it is not a quote. Most of what drives the price you can judge without leaving the couch. The blind spot is underneath: a crushed pad, a pier undercut by runoff, water pooled on the pad, a ripped belly. That is what the free level check is for, and the written price you get there does not move afterward.

Why is the range so wide if I do not know the pier condition?

Because nobody can honestly narrow it from outside the home. Nothing moves a relevel price like the piers, and two identical doublewides in the same park can be a simple reshim on one and eight rebuilt piers on the other. The real spread is more use to you than a low number chosen to look good.

Do I need to give an email to see the result?

No. No gate, no signup, no download. The answer updates on the page as you change the dropdowns and you can close the tab and never hear from us.
